Plat Review Process
All plats must be reviewed by the Planning Department unless designated as a G.S. § 47-30(f)(11)c by the surveyor.
All plats are reviewed on a first come, first serve basis and the review period (as noted in section 61.5 of the Subdivision Ordinance) may take up to forty-five (45) days.
The Wilkes County Planning Department may not be able to facilitate the review of submitted plats prior to closing dates which may have been set prior to final review and recording of plats. Please allow the proper amount of time for review and recordation before setting closing dates. Wilkes County will continue to strive to expedite the plat review process to the greatest extent possible to prevent the review period from taking the allotted amount of time.
Plats may be dropped off at any time with any Planning Department or Mapping Department staff member.
Once the plat has been reviewed, a Planning staff member will provide a list of necessary revisions to bring the plat into compliance with the provisions of the Subdivision Ordinance.
Preliminary plats, which meet the requirements of section 91 of the Subdivision Ordinance, may be submitted to the Planning Department by mail or at any time Monday-Friday from 8:30 AM to 5:00 PM. With respect to Major Subdivisions, both Preliminary Plats and Final Plats must be reviewed for compliance with the Subdivision Ordinance by the Planning Department prior to being placed on a designated Planning Board Agenda to be reviewed by the Planning Board, which meets on the last Monday of each month.
Please note Article VI, Sections 61.1 & 61.2 of the Subdivision Ordinance require that the Preliminary Plat be submitted to the Planning Department no fewer than fourteen (14) days prior to a regularly scheduled meeting of the Planning Board and filing fees are required to be paid at the time of submission; this fee is $100 plus $10 per lot.
